Most house extensions, though not all, involve getting Planning Permission and Building Regulations approval from your local council. To help you wade through this process we try to educate all of our clients to give them and understanding of house extension planning and the regulations involved. Always remember though that councils may have different views on planning applications depending on where you live. In our free architectural consultation we will give you the correct information you need as we deal with the Council's planning departments regularly.

The Party Wall Act - some useful advice

It pays to get on with your neighbours unless you live in a field miles from anyone. It is recommended to consult your neighbours early and keep them informed of your proposals. Be mindful of the fears they may have and try to work it out with them. Be aware that the Party Wall Act 1996 may apply to you if any part of your house extension comes  within 6 meters of a neighbouring property.

>> This is a popular question! House extension costs will vary considerably from region-to-region, design-to-design and your individual requirements. There is no standard price guide. Timber frame is a very popular method of building, and can be very competitive with wet trades, and the structural quality is far superior. If you engage us to do the design work, or already have planning, we would be pleased to create a project estimate quote for your timber frame extension.


Q. How do I create a house extension design?
>> Another popular question. Designing the 'concept' is the easy part. You can do this, or we can do this for you..or engage an architect. The planning drawings, building regulation detailing and detailed drawings a tad trickier, and a professional should be engaged. We can help you with this.


Q. Creating a house extension plan in Manchester?
>> Designing a house plan for your new extension can probably be sketched by yourself. We can then take this and, if requested, can offer you a 3D rendering service to see what your project would look like when built.


Q. Can you offer advice to build extension on a house?
>> When building house extension, you will need to support yourself with a knowledgable team - professional services (this could be us), timber frame structure provider (again, this could be us), and it is always worth involving a local builder who knows understands timber frame to help with wet trades, project management and services.


Q. Can you do a house extension in Manchester, Bolton and Wigan?

Q. Can I do a Victorian house extension?

>> Yes, anything is possible.


Q. I want a diy house extension kit - is this possible?
>> Certainly, although we would recommend using an experienced carpenter-builder to erect our kit. Also, bear in mind that we offer a 60-Year Structural Warranty on all of our kits that we erect ourselves.
